CONSTRUCTION MONITOR INSPECTION
A growing segment of the home inspection industry is the new home construction monitoring inspections. A new home construction monitoring inspection should have at least 5 report producing inspections. These are independent evaluations of the major construction phases that protect your as a buyer.
A home inspector does not tell your contractor how to build a home. A home inspector will inform you of defects and short cuts in the construction process that your builder should correct or address to you in writing as acceptable.
A new home does have codes authority inspections. These inspectors are normally well trained and certified in their various fields of expertise. What these inspectors cannot do is spend as much time on site as your home inspector and they will not issue to you a report of their findings. A codes inspector does not send you photographs or plainly worded reports of the progress and findings.

Use a new home inspection for its details as a punch list to share with your contractor.
While a pre closing walk through is important for you as a buyer there are things that a home inspector can highlight for you that may make your home safer and healthier. Complete inspections of the electrical, plumbing, roofing, and siding can reveal issues that many prospective home owners will miss.
While you are on your own walk through you should use blue painters tape to mark defects and deficiencies that you see. These deficiencies normally cover your cosmetic items such as paint or stains or chips in drywall or wood finishes.

THE 11TH MONTH BUILDERS WARRANTY INSPECTION
Are you approaching the 11th month of your new home? Having a home inspection at the 11th month will give you a list of defects to present to the general contractor for repair or replacement. The summary sheet of the report will give you a checklist of items that you can follow.
At the conclusion of a normal home inspection we will then sit and discuss the items that you have found during your first year in your new home. This way even special requests can be added to the home inspection report.
Now the burden of blame can go entirely to your home inspector. Your contractor won't be upset with you when the items are listed as evidence on the summary sheet of the report.
