In my professional career as a home inspector I had always noticed some normal homeowner maintenance items that are typically neglected. Many times our lives are so busy that these things are overlooked. The cost of these overlooked maintenance items can reduce the life of appliances and features of a home. These are expenses that can be delayed with proper maintenance.

Air Filter Replacement

Consider the cold air return filters for your HVAC system. It could be that the filters are located in the ceiling of your home or in an attic space and it is too risky for you to change them yourself. Maybe life demands keep you too busy and this type of maintenance gets overlooked.

In many newer homes there are fresh air introduction systems installed that you have forgotten about and are no longer functioning because the filter has not been cleaned or replaced. Delaying replacement of the air filters in your HVAC systems causes the system to work harder, which increases the load on the overall system, bearings, and pumps. Fuller Home Services can set up your home with regular filter replacements. My experiences as a licensed home inspector and mold investigator can help you sort out what type of filter and MERV rating is best for you and your family. We will also discuss the frequency with which your filters should be replaced based on the conditions present in your home.

The price of this service is $100 plus the cost of the filters.

Water Heater Maintenance

If you have a tankless water heater you should be descaling this unit annually to improve its efficiency at providing hot water to your home. If you have the more traditional tank style of water heater you should be draining it annually to prevent scale from building up in the bottom of the tank.

The price of this service is $200.

Hinge and Roller Lubrication

Over the course of my 16 years as a licensed home inspector I had also noticed that interior door hinges are frequently overlooked for annual lubrication. This causes premature wear on the hinges which may allow the door to sag and not close or latch properly. This is true of garage overhead door hinges and rollers which need annual lubrication.

I offer this service for $100 annually or for only $50 if you combine this with the air filter replacement or water heater service.
